Project Manager

Ideal candidates will have 5 or more years of experience in mixed-use and commercial retail construction project management. They will be highly motivated self-starters with the ability to work closely with Owners, Architects, Engineers, Consultants, and Permitting Agencies and Sub Contractors. They will be experienced in all aspects of the due diligence, design, entitlement and permitting phases processes as well as the construction process.   Individual must have the ability to multi-task and the desire to succeed.  Exceptional communication skills are also essential to communicate with clients, consultants, and to manage and motivate all members of the project team. Self-starter attitude with a strong work ethic and sense of responsibility is vital to this role.

Position Requirements:

  • Experience using Microsoft Office products.
  • Strong written and oral communication skills.
  • Self-motivated and able to function effectively with minimal supervision.
  • Good listener with the ability to take direction well.
  • Detail oriented, organized and able to manage multiple tasks/projects simultaneously.
  • Ability to manage project costs effectively.
  • Bachelor’s Degree, preferably in Engineering, Construction Management or Architecture.
  • 5 years experience in construction project management.
  • Experience reviewing construction plans and negotiating contracts and scopes of work.
  • Experience with due diligence processes.
  • Ability to function independently, as well as, perform as a team player.
  • Ability to work a flexible schedule and travel as required.
  • Flexibility to comfortably handle a dynamic work environment.

Position Responsibilities:

  • Order and evaluate soils and environmental reports.
  • Evaluate the due diligence items for budget/project impacts.
  • Work closely with the client as the projects develop.
  • Manage projects through the entitlement process.
  • Attend meetings with local municipalities as needed.
  • Source, bid, hire and manage the engineers and architects during the design and development of construction documents.
  • Oversee the building permit phase all the way until a permit is available.
  • Source, bid, hire and manage the subcontractors to complete the required construction scope.
  • Manage client closing requirements for the project.

Traveling Project Superintendent

The Project Superintendent is responsible for managing the daily activities on the job site, coordinating the efforts of the sub-contracts, maintaining the progress of the project, site safety, and quality control.

Responsibilities Include:

  • Coordination of all work of sub-contractors
  • Represent the company on site to all project related parties
  • Daily communication of all on site activities, issues, and progress including daily digital photos to the Project Manager
  • Maintain all project documentation on site
  • Position requires extensive travel and working on job sites for 2-4 weeks at a time.

Requirements Include:

  • Ability to fully comprehend construction contract documents and details, along with a solid understanding of construction principals and techniques
  • Retail construction experience
  • Good written and oral communication skills
  • Excellent organizational skills
  • Computer proficiency, including Microsoft Office and Outlook email
  • 5 years Project Superintendent experience – or equivalent
